Developer HYM Investment Group plans to move forward later this year with the next phase of the Suffolk Downs redevelopment, including a new apartment building and a 160-room hotel. The project remains one of the largest mixed-use developments in Greater Boston and continues to advance despite ongoing challenges in the commercial real estate market.
Development activity at Suffolk Downs has continued steadily in recent years. The first residential building, Amaya, opened in 2024 and has achieved strong leasing results. Construction is also underway on Portico, another residential building expected to open in early 2028. Together, the two developments will add hundreds of housing units to the site, as well as some retail space.
The broader project extends beyond housing and hospitality. HYM is continuing to invest in public spaces, transportation improvements, and community amenities throughout the development. Upcoming additions include “The Amp,” an outdoor entertainment venue and water-management feature expected to open this summer, as well as continued roadway and infrastructure upgrades designed to support the site’s long-term growth.
